Financing Process – The three C´s

Our financing process is simple: We invest in C – PACE assessments based on sound underwriting practices, following a commercial real estate underwriting viewpoint. Each project is reviewed on an individual basis, taking into consideration Collateral, Capacity and Credit.


Property Value and Marketability. Commercial PACE Finance will require a full appraisal for every PACE eligible property. The appraisal must provide sufficient evidence of value marketability of comparable properties.


Borrower Credit. Commercial PACE Finance will conduct a thorough review of tenant occupying the property and become comfortable with the viability of the counterparty. An investment grade rating will go a long way in establishing the creditworthiness of the tenant.


Net Operationg Income. A “cash-flow” proprty will generally be viewd more favorably. Our DSCR target is at a minmimum of 1.0x post-PACE.
